Pricing logic

How we price it

Square footage is a starting point, not the answer. The real cost lives in prep, ceiling height, and how many colors a room is wearing.

Surface condition

Smooth, recently painted walls cost less than 90-year-old plaster with a dozen patches.

Color shift

Going from white-on-white is cheap. Burgundy to cream is two extra coats.

Trim and detail

Crown molding, wainscoting, and built-ins are slow, careful work — and we charge them honestly.

Access

Two-story foyers and stairwell ceilings need scaffolding. We factor that in upfront.
